ISO 16484-5:2026 - Systèmes d'automatisation et de gestion technique du bâtiment (BACS) — Partie 5: Protocole de communication de données
ISO 16484-5:2026 is an International Standard published by ISO for BACnet, the data communication protocol used in building automation and control systems. It specifies how computer equipment for HVAC&R and other building systems exchanges data, and it also defines an abstract, object-oriented model for that information. In practice, it is the core protocol reference for vendors, integrators, testers, and specifiers who need BACnet devices to work together.
What does ISO 16484-5:2026 specify?
ISO 16484-5:2026 specifies BACnet data communication services, protocol behavior, and the object model used to represent building automation information. It covers messages for binary, analog, alphanumeric, schedule, alarm and event, file, and control logic data, and it lets one device access another without knowing its internal design.
The document is organized from protocol fundamentals to application services, then to encoding, conformance, and extensions. Clauses 4 to 11 describe the architecture and the available data link and physical layer options, Clause 12 defines standardized objects, and Clauses 13 to 23 cover services, procedures, conformance, and vendor extensions.

What are the key requirements of ISO 16484-5:2026?
ISO 16484-5:2026 defines how BACnet devices communicate at the application, network, and data link layers, and how they represent building points as standardized objects. The practical effect is that implementers must match BACnet message behavior, object properties, and routing rules closely enough for multi-vendor systems to interoperate.
BACnet uses a collapsed four-layer architecture
ISO 16484-5:2026 uses a four-layer collapsed architecture for physical, data link, network, and application functions. Devices can be attached to LANs or serial links, and routers connect separate BACnet networks.
This matters because topology is not fixed by the standard. Designers decide whether to use Ethernet, ARCNET, MS/TP, PTP, LonTalk, BACnet/IP, BACnet/IPv6, or BACnet/SC, and then make sure the addressing and routing match that choice.
The application layer controls message exchange and segmentation
ISO 16484-5:2026 defines the application layer model, application service conventions, state machines, and time-sequence diagrams. It allows segmentation when messages are too long for one APDU, and segmentation applies only to Confirmed-Request and ComplexACK messages.
In practice, this means device software must handle timers, duplicate messages, acknowledgments, and segmented transfers correctly. The document also defines how to encode and transmit BACnet APDUs, so implementers need to match both behavior and byte layout.
The network layer handles routing and multi-network delivery
ISO 16484-5:2026 gives BACnet an unacknowledged connectionless network service with N-UNITDATA.request, N-UNITDATA.indication, N-RELEASE.request, and N-REPORT.indication primitives. It supports directed, remote, and global delivery, and it defines router discovery and routing-table messages.
This matters when a BACnet system spans multiple networks. The standard also states that multicast and broadcast use is limited, and it requires forwarding of data_attributes with a minimum size of 4192 octets when the data link supports that parameter.
BACnet routers and PTP half-routers have specific behavior
ISO 16484-5:2026 defines BACnet routers for interconnecting BACnet networks, and it also defines half-routers for PTP connections. PTP links are treated differently because they are connection-oriented and may be time-limited.
For field design, this means remote links need explicit connection establishment, maintenance, and termination behavior. The standard also includes secure connect BACnet routers for BACnet/SC networks.
Each data link option has its own mapping rules
ISO 16484-5:2026 specifies how BACnet payloads are carried over each supported data link and physical layer. The details differ by technology, so implementers need to follow the correct clause or annex for the selected medium.
| Clause or annex | Option | Practical point |
|---|---|---|
| 7 | Ethernet (ISO 8802-3) LAN | BACnet uses ISO 8802-2 LLC Class I and ISO/IEC 8802-3 services |
| 8 | ARCNET (ATA 878.1) LAN | BACnet maps LLC services to ARCNET MAC behavior |
| 9 | MS/TP LAN | Token passing over EIA-485, with frame formats, CRC, and COBS encoding rules |
| 10 | PTP | Point-to-point communication with alternating-bit acknowledgment |
| 11 | LonTalk (ISO/IEC 14908.1) LAN | BACnet maps to LonTalk application layer primitives |
| J | BACnet/IP | Defines virtual link layer, directed and broadcast messages, foreign devices, and routing |
| U | BACnet/IPv6 | Defines BACnet/IPv6 virtual link layer and VMAC table management |
| AB | BACnet Secure Connect | Defines secure connect data link, node operation, hubs, and WebSockets |
For MS/TP, the standard also requires device design choices to be documented in the PICS, including manager or subordinate behavior, transceiver isolation, local biasing, unit loading, and supported data rates.
Standardized objects make data visible across devices
ISO 16484-5:2026 models each device as a collection of objects with properties. Every object has an Object_Identifier, and each object in a device must be unique.
This matters because object properties are the common language for points, schedules, logs, alarms, access control, lighting, energy, and other building functions. The standard also reserves the instance number 4194303 for use in object-identifier-valued properties as an uninitialized, disabled, or unused indicator where permitted.
Services cover alarms, files, object access, management, security, and procedures
ISO 16484-5:2026 defines alarm and event services, file access services, object access services, remote device management services, and authentication and authorization services. It also defines error, reject, and abort codes, plus BACnet procedures such as backup and restore, command prioritization, audit logging, discovery, and certificate replacement in BACnet/SC networks.
For users, this is the part that matters during commissioning and operation. It tells devices how to report alarms, read and write properties, create and delete objects, exchange files, synchronize time, identify peers, and handle security-related exchanges.
Conformance, interoperability, and extensions are controlled
ISO 16484-5:2026 uses PICS, BIBBs, and standardized device profiles to describe what a device supports and how it interoperates. It also allows vendor proprietary information through controlled extension mechanisms.
That gives purchasers and test labs a way to compare devices in a consistent form. It also means proprietary properties, object types, and private transfers can exist, but only within the standard’s extension rules.
What terms does ISO 16484-5:2026 define?
- APDU - Application Protocol Data Unit, the application-layer message unit exchanged between BACnet devices.
- NPDU - Network Protocol Data Unit, the unit carried by the BACnet network layer and routed between networks.
- MS/TP - Multidrop Serial Bus/Token Passing, the token-passing BACnet data link for EIA-485 networks.
- PTP - Point-to-Point, the BACnet data link for two-device links with connection establishment and termination.
- PICS - Protocol Implementation Conformance Statement, the document that states which BACnet features a device implements.
- BIBB - BACnet Interoperability Building Block, a standardized interoperability capability used in Annex K.
- BACnet/SC - BACnet Secure Connect, the secure BACnet option defined in Annex AB.
Who uses ISO 16484-5:2026?
ISO 16484-5:2026 is used by BACnet device manufacturers, control panel builders, software developers, system integrators, commissioning engineers, and test laboratories. It is also used by specifiers, buyers, and quality managers who need to know what a product supports before deployment.
In practice, these users rely on the standard to define points, alarms, schedules, logs, routing, network topologies, and security behavior. It is especially relevant in HVAC&R, but the scope also includes other building systems such as access control, lighting, elevators, and energy-related functions.
Which standards are used with ISO 16484-5:2026?
